Façade renovation at Hotel Capricho
Technical upgrade of facades with SATE StoTherm Vario, cleaning of slab edges, water-repellent plasters and energy improvement of the building.
Energy and formal update
The project focuses on the exterior of the Hotel Capricho in Cala Ratjada, where work is being carried out on facades up to thirteen meters high to improve stability, efficiency, and the exterior finish. The process begins with the removal of the old plaster and its base, giving the surface a clean appearance before applying the new layers. The project aims for a lighter, more Mediterranean presence, with continuous surfaces and a homogeneous white finish that optimizes the use of natural light. The result combines technical expertise and aesthetics in a renovated facade that is more efficient and better suited to the building's current needs.
Sanitation, SATE and consolidation
After manually removing the plaster and base coat, the edges of the slab are repaired by chipping away the deteriorated concrete with an electric hammer, eliminating damaged areas and ensuring a stable base. The StoTherm Vario EIFS system is then installed on the treated surface, consisting of StoLevell DuoPlus adhesive, 40 mm EPS insulation, fiberglass mesh, and StoEspigas fixings. The system is finished with a white Stolit troweled finish. A new, master-applied plaster coat is applied to the edges and exterior surfaces using a 1:4 mortar mix with SIKA-1 additive, ensuring continuity, waterproofing, and adequate performance in the coastal climate.
SATE, mortars and white finish
The StoTherm Vario EIFS system acts as a continuous thermal layer, improving energy performance and reducing thermal bridging. The 40 mm EPS provides lightness and insulation, while the fiberglass mesh and bonding mortars ensure impact resistance and dimensional stability. The white Stolit finish offers a fine, troweled texture with a distinctly Mediterranean feel. Cement mortar with SIKA-1 additive is used on edges and exposed areas to reinforce waterproofing. The entire system aims for visual uniformity, durability, and easy maintenance.
