Complete renovation at Calle del Mar 24
Comprehensive renovation with lime mortars, new staircase, iroko wood carpentry, grey zarci limestone flooring and adaptation of the building to inland tourism accommodation.
Rehabilitation between party walls
The project transforms a terraced building in Palma, adapting it for rural tourism accommodation. It updates the building's functional structure and restores character to its facades using traditional materials. The intervention focuses on improving ventilation and lighting by relocating the main staircase, a key operation for reorganizing the layout and bringing brightness to the space. The exterior renovation uses lime mortars, restoring textures and allowing the walls to breathe, while the interior combines warmth and modernity with gray Zarci stone flooring and wood. The result offers a restrained Mediterranean atmosphere, balanced between tradition and contemporary comfort.
Structure, accessibility and enclosure
The project begins by removing the existing plaster and restoring the façade cladding with lime mortars, applied in two layers: a master coat of Intomap R1 (GP CSII W0) and a decorative finish of Intomap R2 HF (GP CSIII W1). The existing staircase is relocated to optimize ventilation and natural light on all floors. New plumbing, electrical, telecommunications, and air conditioning systems are installed, adapted for tourist use. The roof is completely renovated, replacing the old ceramic tiles with a combination of a walkable flat roof and a pitched roof, improving efficiency and ease of maintenance.
Limestone, lime and wood
The main flooring is finished with bush-hammered and aged grey Zarci limestone, a robust material that complements the building's historical character. The exterior walls use lime mortars that allow for breathability and the restoration of texture, essential elements for Palma's traditional architecture. Inside, Herringbone Oak parquet flooring adds warmth and a more contemporary aesthetic. The iroko exterior joinery was selected for its durability, resistance to the Mediterranean climate, and warm tone. The overall effect combines noble and honest materials, capable of gracefully withstanding the passage of time.
